When buying a home, people usually look at a single figure \u2013 the price per square meter. That is understandable, as it is one of the easiest metrics to compare. Yet, it tells only the first half of the story. The second \u2013 and often much longer \u2013 chapter begins the moment the buyer receives the keys, and the heating, electricity, and maintenance bills start coming in. The amount of many of these costs, however, was determined long before the buyer unlocked the apartment door for the first time.<\/span><\/p>\n

The cheapest solution might not be the most economical<\/b><\/h3>\n

In real estate development, it is easy to look at construction costs at the planning stage; it is harder to see the total lifecycle cost of a building. For example, an energy-efficient solution may require a larger investment during construction, which is reflected in the final price of a new development. For the homeowner, however, it can mean lower energy expenses and reduced maintenance costs. Thus, what matters to the buyer is not just how much the apartment costs today, but also how much it costs to run that home tomorrow.<\/span><\/p>\n

Money is saved at the drawing board<\/b><\/h3>\n

Many design decisions that dictate a home\u2019s long-term expenses are invisible to the end user. When opening the door, no one thinks about how the building's insulation was designed or which direction the windows face, yet these exact choices impact the heating bill for the next 20 to 30 years.<\/span><\/p>\n

The building envelope \u2013 windows, insulation, and facade solutions \u2013 largely determines how much energy is needed to maintain a comfortable temperature. Considering the movement of the sun is equally important: a properly designed facade and the building\u2019s orientation relative to the compass points help harness more natural light and prevent overheating during the summer. These are not details that can be fixed later. If these decisions are made incorrectly at the drawing board, the resident pays for it \u2013 every month, for years on end.<\/span><\/p>\n

A smart layout can also benefit your wallet<\/b><\/h3>\n

An apartment's floor plan also carries a financial dimension. A well-designed home does not necessarily mean a larger footprint, but rather that the existing square meters are used wisely. A smart space layout means every square meter is thoughtfully utilized \u2013 not a single square meter is wasted on hallways or non-functional areas that the buyer pays for both in the purchase price and later through heating and maintenance costs.<\/span><\/p>\n

Therefore, when evaluating a new home, it is worth looking beyond the total area. The question is not just how much space you get, but how much of that space you actually use.<\/span><\/p>\n

The same principle applies to the entire building. When structures, utility systems, and spatial solutions are integrated seamlessly from the start, there is less need to make costly compromises later. Making changes during the design phase is exponentially easier than after the building is completed.<\/span><\/p>\n

Does saving money have to mean building cheaper?<\/b><\/h3>\n

In real estate, \"saving money\" too often carries a single meaning: how to do the same thing for less. In reality, saving should mean doing things in a way that minimizes total lifecycle costs.<\/span><\/p>\n

For a developer, a cheaper solution means a lower initial investment, whereas an energy-efficient, high-quality solution requires a higher upfront commitment. This difference does not remain solely within the project budget \u2013 it directly shapes future expenses. If savings are achieved during construction by cutting corners on solutions, the homeowner ultimately pays the price \u2013 month after month, through heating and maintenance bills. However, when wise investments are made in design and energy efficiency, a portion of those savings is passed directly to the residents in the future.<\/span><\/p>\n

Smart design saves money when cost-cutting does not come at the buyer's expense. A good home is not just one you can afford to sign the contract for \u2013 it is one that remains affordable to maintain even ten years down the road.<\/span><\/p>\n
