A New Residential District is Coming to Tartu – Landen kinnisvara Announces Construction Tender

Landen kinnisvara has announced a construction tender for the development of four energy class A apartment buildings in Raadi, Tartu County. The planned buildings will consist of a total of 73 apartments and over 600 m² of commercial space. The tender also includes the construction of outdoor areas, roads, squares, and utility networks. According to current plans, construction is set to begin in early 2025 and will continue until the end of 2027.

The tender will be conducted in two stages – first at the preliminary design stage, and subsequently following the completion of the main and operational designs. Construction work is set to begin in the first quarter of 2025 and will continue until the end of 2027, encompassing three construction phases.

Stage 1 (Q1 2025 – Q1 2026): Construction of the Eskadrilli 2 building, including roads, landscaping, and utility networks.

Stage 2 (Q4 2025 – Q4 2026): Construction of the Eskadrilli 4 and Eskadrilli 6 buildings, along with playgrounds, roads, and a stormwater retention basin.

Stage 3 (Q3 2026 – Q3 2027): Construction of the Eskadrilli 8 building and its surrounding areas.

The apartment layouts and functionality are carefully designed to meet the diverse needs of residents. The apartments will feature three- or four-room layouts with storage units. The net areas are designed to be spacious and energy-efficient, while shared areas foster a functional and connected living environment. The project emphasizes high construction quality and sustainability to provide a modern and comprehensive living experience.

The apartment buildings in Raadi will be surrounded by a rapidly developing and attractive environment. The planned Raadi district center will serve as a hub for sports and leisure, with facilities such as football fields, basketball courts, and other recreational amenities. Located just 500 meters from the new residential buildings are the historic Raadi Manor and park, as well as the Estonian National Museum, which is within walking distance.
