When choosing a new home, most attention is given to what the eye immediately sees: location, layout, light, and finishes. However, one important factor affecting the quality of life often remains in the background – silence.
Yet, the sound environment surrounding us affects our daily lives more than we might think at first glance. At home, we want to relax after a long workday, sleep undisturbed, focus in the home office, and spend quality time with family. If constant traffic noise or every step of the neighbors can be heard, even a well-thought-out apartment may not offer the peace we are actually looking for.
Looking for a peaceful home does not necessarily mean a desire to move out of the city. For many, it is equally important that work, school, shops, and culture remain within a reasonable distance. The question is not whether to choose the city or the countryside, but how the living environment is planned.
In modern residential development, silence can be supported on multiple levels – from the positioning of buildings and the planning of outdoor areas to facades, windows, and structural solutions. When these details are already thought through during the design phase, residents do not have to fight against noise at home later on.
The layout of buildings is the first tool a developer works with – traffic can be directed away from living spaces, and green areas and plantings help soften sound before it even meets the building. This is complemented by technical solutions that do the rest of the work.
One of the most effective solutions is a double façade, which dampens sound before it reaches the exterior wall. Noise-reducing windows, in turn, significantly reduce the sound level reaching the apartment. In practice, this means the difference between a busy street and a quiet living room – a difference that subsequent modifications can no longer fully compensate for.
Mustjuure Linnakodud is located along Paldiski Road, which is why we at Landen Real Estate addressed this topic as early as the design phase. As a result, the noise environment has been thoroughly studied, and the results are publicly available – check out the study.
There is no single recipe for creating a quiet living environment, as clearly shown when comparing two Landen developments.
Located in the capital at the junction of Haabersti, Kristiine, and Põhja-Tallinn, in Mustjuure Linnakodud , the solution is primarily technical. The double façade and noise-reducing windows lessen the traffic noise of the main street, so that the activity characteristic of the city mostly remains outside the home.
Located in the borough of Raadi near Tartu, in Raadi Roosipark, silence comes primarily from the location itself. The proximity of the historical manor park and the Estonian National Museum creates an environment where a peaceful atmosphere is the natural character of the area, not the result of engineering work.
The common denominator for both Landen projects is the same – silence has been considered right from the beginning of the project, not added later as an afterthought.
The value of a new home is not determined only by what meets the eye. The sound environment is one of those qualities you don't notice immediately, but feel every single day. It is worth asking how the building was designed, how it relates to the surrounding street space, and what kind of environment is created between the buildings.
Silence does not happen on its own; it is the result of planning. The best solutions come when the sound environment is considered even before the first scaffolding is put up, rather than looking for fixes after completion. Therefore, when choosing a new home, it is worth exploring what decisions the developer made as early as the planning phase. It is precisely these choices that shape how well a home truly functions.
