Landen kinnisvara has announced a construction tender for the construction of a new modern apartment building on the property at Paldiski mnt 95 in Tallinn. The building block, with five and three above-ground floors respectively, will offer a total of 24 apartments, more than 30 parking spaces, and several commercial spaces. Construction work is expected to begin in the second quarter of 2025 and last until the third quarter of 2026.
The construction tender will be conducted in two parts – at the pre-project stage and after the completion of the main projects. The aim of the first stage of the tender is to map the interest of potential builders and obtain price offers for construction work with an accuracy of 10%. The second stage will involve seven companies that have submitted the most favorable bids.
“The Paldiski maantee 95 project is significant for us as it combines modern architecture and the creation of a high-quality living environment. The Haabersti district is an ideal place where urban amenities and a peaceful lifestyle come together,” said Sten Uritam, CEO of Landen kinnisvara. The planned neighborhood is just a few minutes' drive from the center of Tallinn, and in the immediate vicinity are Merimetsa Selver, Mustjõe High School, health trails, beaches, and much more. "We are eagerly awaiting bids from companies that are ready to bring our vision to life."
The aim is to find a general contractor for the construction of an apartment building with commercial premises, the associated outdoor area, roads, squares, and utility networks, including:
- demolition of the existing buildings on the Paldiski maantee 95 property;
- construction of the Mustjuure tänav infrastructure;
- construction of the Paldiski maantee 95 apartment building and outdoor areas.
Landen kinnisvara's goal in residential development is to create modern and energy-efficient apartment buildings that offer a contemporary living environment and business opportunities. The design of the apartments and commercial spaces emphasizes both comfort and functionality, offering the best quality of life, well-thought-out spatial solutions, and an inspiring work environment.
Modern technological solutions that meet the expectations and needs of future generations play an important role in the project. In addition, the building includes an underground parking floor, storage spaces, and green outdoor areas that ensure a complete living environment for every resident.
The deadline for submitting bids is February 28, 2025. More detailed information on the conditions and projects is available from Ivan Gavrilov, Landen kinnisvara's development project manager. Bids must be sent digitally signed to the e-mail address ivan@landen.ee.
