The company’s CEO, Sten Uritam, shares insights and predictions about the future of the real estate market.

Founded last year, Landen kinnisvara is fully based on Estonian capital and aims to differentiate itself by offering solutions that reduce energy consumption while maintaining a high quality of living at an affordable price. The company is committed to responsible real estate development, considering both environmental and economic sustainability.
“The strength of Landen kinnisvara lies in our extensive experience in design and construction, which allows us to focus on cost-efficiency during the project planning phase. This enables us to deliver functional and energy-efficient homes that meet both today’s and future needs,” explained CEO Sten Uritam.
Ambitious Market Goals
Landen kinnisvara plans to launch two new development projects in the first half of next year and maintain an active pace into the second half of 2025. The company’s five-year goal is to rank among Estonia’s top 20 real estate developers, who collectively account for around 80% of the market share.
Current Market Landscape and Future Outlook
Landen kinnisvara enters the market during a challenging period, with data from Land Board showing a 7% decline in real estate transactions and a 13% drop in total transaction value over the past year. However, according to Sten Uritam, these changes reflect market stabilization after the activity surge from 2020 to 2022, driven by high mortgage loan volumes and pension fund withdrawals.
“There is still significant demand for high-quality, well-designed developments, even though buyers have become more selective and seek greater value for their investments. We believe demand will start to grow again in the coming years, especially as the EURIBOR rate stabilizes,” predicted Uritam.
Despite the current market slowdown, Landen kinnisvara sees an opportunity to provide solutions that align with evolving market conditions and consumer expectations.
